Brick chimney stacks on a slate roof with lead flashing at the base

Leadwork

Most leaks aren't the tiles; they're the lead. Cracked, lifted or badly dressed flashings at chimneys, walls and valleys let water straight into the house. We replace lead properly: the right code, correct laps, dressed and pointed to last.

Chimney flashings typically £350–£800

What we do in lead

  • Chimney flashings: front aprons, step and cover flashings, back gutters
  • Abutment flashings where a roof meets a wall
  • Open and secret valleys
  • Soakers on slate and plain-tile roofs
  • Lead trays to stop damp tracking down chimney breasts
  • Bay window and porch roofs in lead
  • Repairs to cracked, lifted or thin lead

Why lead fails

Lead expands and contracts with temperature. Pieces that are too long, fixed too rigidly or dressed too thin crack and split. We keep individual pieces to the lengths the Lead Sheet Association recommends and use the correct code for the job — Code 4 for flashings and soakers, Code 5 for valleys and gutters.

Alternatives

Where theft is a risk or the budget is tight, lead-alternative flashing products are an option. We'll tell you where they work and where only lead will do.
